Booking and confirmation
A reservation is confirmed only once full payment has been received and you have received a written confirmation from us by email. Requests submitted through the website are subject to availability until confirmed.
The guest making the booking must be at least 18 years of age and is responsible for the conduct of everyone in their party.
Rates, payment and GST
Room tariffs are quoted per cottage, per night, and are exclusive of taxes. Goods and Services Tax (GST) is charged in addition at the applicable rate for accommodation and is shown separately at checkout and on your invoice.
Our GSTIN is 09ABFCA0423L1ZR. Payments are collected online in Indian Rupees (INR) through our payment provider, Razorpay.
Breakfast is included in the tariff. Activities and experiences are arranged on request and are settled directly at the property unless stated otherwise.
Check-in and check-out
Check-in is from 1:00 PM. Check-out is by 11:00 AM.
A short grace period is allowed until 12:00 PM. Departure after 12:00 PM without prior agreement will be charged as a full additional night at the applicable tariff, subject to availability.
Early check-in and late check-out can sometimes be arranged — please ask in advance and we will do our best.
Identification
As required by Indian law, every adult guest must present a valid government-issued photo identity document at check-in (Aadhaar, passport, driving licence or voter ID). Foreign nationals must present a passport and valid visa.
Occupancy
Each cottage has a stated maximum occupancy which may not be exceeded. Additional guests, if they can be accommodated, may be subject to an extra charge and must be agreed in advance.
Cancellations
Cancellations and refunds are governed by our Cancellation & Refund Policy, which forms part of these terms.
House rules
We are a quiet retreat in a forest. To protect that for everyone:
- Smoking is not permitted inside the cottages or the treehouse.
- We are unable to host pets at this time.
- Please keep music and noise low, particularly after 10:00 PM.
- Fires and bonfires are lit and managed by our team only.
- Please respect the forest — take nothing, leave nothing.
Damage and liability
Guests are responsible for any loss or damage caused to the property, furnishings or equipment during their stay, and the cost of repair or replacement may be charged.
Guests use the property, its surroundings, trails and activities at their own risk. We take reasonable care but are not liable for loss, theft or damage to personal belongings, or for injury arising from the natural environment, except where caused by our negligence.
Circumstances beyond our control
Mountain travel can be unpredictable. We are not liable for delays or disruption caused by weather, landslides, road closures, power or network outages, or other events beyond our reasonable control. Where such an event prevents us from honouring a confirmed booking, we will offer a full refund or an alternative date.
Governing law
These terms are governed by the laws of India, and any dispute shall be subject to the jurisdiction of the competent courts having jurisdiction over the property's location in Himachal Pradesh.
